Google Local Service Ads Management
Local Service Ads sit above everything else on the page — above the map pack, above regular Google Ads — and you pay per lead instead of per click. We handle verification, profile setup, budget pacing, lead disputes, and the review velocity that drives your ranking. $950/month flat. No percentage of your ad spend, at any level.
Minimum recommended media spend is $1,000/month, paid directly to Google on your own account.
Is LSA right for your business?
LSA is the highest-intent placement Google offers a local business. Someone clicking it is ready to book, and you're only charged when a lead actually comes through — not when someone clicks and bounces.
This is a fit if:
- You're in an eligible category — HVAC, plumbing, roofing, restoration, electrical, and legal are all covered
- You can pass a background check, hold current licensing, and carry active insurance
- Someone answers the phone. This matters more than anything else below.
- You have or can build a steady flow of Google reviews
LSA won't work for you if:
- Calls go to voicemail during business hours. Google ranks LSA partly on responsiveness, so a missed-call habit will bury you regardless of budget.
- You can't clear verification. It's a genuine gate, and 3 to 4 weeks of one.
- Your service isn't in an eligible category. Google Ads is the alternative.
- You need more volume than your market produces. LSA inventory is finite — most contractors eventually run it alongside search, not instead of it.
What changed in 2026?
Most agency pages on this topic are out of date. Here's what's actually true right now.
| Change | Detail | Effective |
|---|---|---|
| Badges consolidated | The three legacy badges — Google Guaranteed, Google Screened, and License Verified — became a single Google Verified badge | October 2025 |
| Money-back guarantee discontinued | The consumer guarantee attached to Google Guaranteed no longer exists | October 2025 |
| Policies renamed | "Local Services platform policies" became "Local Services Ads requirements" — terminology cleanup and removal of outdated rules, with no new restrictions on advertisers | July 6, 2026 |
| Ranking unaffected | Google confirmed the badge transition did not change ad ranking. Responsiveness and review rating still drive position | — |
If your website, brochures, or truck wraps still reference "Google Guaranteed," that badge no longer exists. We fix those references as part of onboarding.

How does LSA ranking actually work?
Four things move your position, and only one of them is money.
- Review rating and volume. The heaviest lever. This is why our Growth tier bundles a review generation program rather than treating it as separate work.
- Responsiveness. Answer rate and speed to respond. Google tracks whether you pick up, and a pattern of missed calls will cost you placement.
- Proximity. How close you are to the searcher. You can influence this with service area setup, but not override it.
- Budget. Determines how often you're shown once you're eligible — it does not buy you past a poor review profile.
The practical implication: an LSA account with a great review profile and a $1,500 budget beats one with a mediocre profile and $5,000. We'd rather grow your reviews than your spend, and since we don't take a percentage of your budget, that recommendation costs us nothing to make.
How do we run it?
- Verification. Background checks on owners and field staff where the category requires it, license verification, and proof of active insurance. We prepare the documentation and manage the submission. Budget 3 to 4 weeks — this is the slowest part and it can't be rushed.
- Profile build. Services, service areas, hours, photos, and business highlights. Category and service selection is where most self-managed accounts leave money on the table.
- Tracking. Call tracking wired in so LSA leads are attributable against every other channel rather than sitting in a silo.
- Budget pacing. Weekly, against seasonality. HVAC in July is not HVAC in October, and a flat monthly budget wastes money in both directions.
- Lead disputes. Wrong numbers, spam, out-of-area calls, and jobs you don't service are all disputable. Most businesses never file them and quietly pay for junk. We file weekly.
- Review velocity. A steady cadence of requests, since rating and recency both feed ranking.
- Annual badge renewal. Badges expire. We track the date and manage the renewal before it lapses.
What results should I expect, and when?
Weeks 1–4: verification. Nothing runs during this window, which surprises people — plan for it.
Weeks 5–8: ads live, first leads inside days. Early cost per lead is usually higher than it will settle at.
Months 3–6: ranking improves as reviews accumulate and your responsiveness record builds. Cost per lead typically comes down over this period.
Lead quality varies by category and always includes some junk — that's what the dispute process is for. We'd rather tell you that upfront than have you discover it in month two.
Which industries is this strongest for?
- HVAC — emergency demand and sharp seasonality make LSA the natural first channel
- Plumbing — the purest emergency vertical; whoever answers first wins
- Restoration — water and fire damage calls convert at very high rates
- Roofing — strong, and pairs well with Meta Ads for storm response
- Law firms — eligible via Google Screened, and competitive in Nashville
Frequently asked questions
How much do Local Service Ads cost?
You pay per lead, not per click, and the rate varies by category and market. Our management fee is $950 a month flat. We recommend a minimum media budget of $1,000 a month, paid directly to Google on your own account — we take none of it. For real cost-per-lead figures by category, see our Local Service Ads guide.
How long does Google Verified verification take?
Typically 3 to 4 weeks. It involves background checks on owners and field workers depending on your industry, license verification for your service area, confirmation of active insurance, and a maintained Google Business Profile. Badges then renew annually.
What happened to the Google Guaranteed badge?
It was consolidated into a single Google Verified badge in October 2025, along with Google Screened and License Verified. The money-back guarantee that came with Google Guaranteed was discontinued at the same time. If your marketing materials still mention it, they need updating.
Is LSA better than Google Ads?
They do different jobs. LSA is higher intent and pay-per-lead, but inventory is limited and categories are restricted. Google Ads has far more reach and control. Most contractors we work with end up running both — LSA first because the cost per lead is usually lower. We compare them properly in Google Ads vs Local Service Ads.
Can I dispute bad leads?
Yes, and you should. Wrong numbers, spam, out-of-area calls, and services you don't offer are all disputable. Most self-managed accounts never file disputes and pay for junk leads indefinitely. We file weekly as standard.
Do I need a lot of reviews to start?
No, but they're the fastest way to improve your position once you're live. Review rating and volume are the heaviest ranking factor in LSA, which is why review generation is bundled from our Growth tier up.
Do you take a percentage of my LSA budget?
No. Our fee is $950 a month flat regardless of what you spend. A commission model would pay us more when you spend more rather than when your spend works better, and we'd rather be able to tell you to reduce your budget when that's the right call.
Can I manage LSA myself?
Yes, and for a single-location business with a strong review profile it's genuinely doable. Our free guide walks through the whole setup. Where an agency earns its fee is disputes, budget pacing against seasonality, and coordinating LSA with your other channels so you're not bidding against yourself.
